We received a warm welcome from Jane. Everything was explained, our room was perfect, the bed very comfortable and we both slept very well. Jane brought our continental breakfast along at the arranged time. We would highly recommend.

Absolutely superb. Beautiful rooms, beautiful gardens - carefully planned so each room has it's own semi private area, beds were so comfortable and it was immaculately clean. Everything provided for a comfortable stay and lovely attention to detail. taking all of the above into consideration, it is very good value for money, and i wouldn't hesitate to come again.

What can I say about Jane & The Bosham Boathouse. Well this is our fourth stay with Jane and the third in 2023. The accommodation is spotlessly clean with every comfort you could wish for. You won't find a better breakfast in Sussex or further afield. The menu is full of local produce including fresh eggs from Esmerelda straight from the garden along with Jane's home made preserves. Croissants, fresh juice, berries & yoghurt and a great choice of full English, omelettes, smoked salmon and other delights. There is a lovely outside rear garden where you can relax. All of the above is simply first class but the stay is made extra special by Jane who could not be more welcoming and accommodating. Running a B&B to this standard takes real passion and your in safe hands with Jane. The Bosham Boathouse is like a home from home for my wife & I and we wouldn't dream of looking elsewhere when travelling to Bosham. We're already looking forward to our next visit in spring 24 and we could not give a better recommendation for visitors to Bosham than to book with Jane at the Bosham Boathouse. It's no surprise that Bosham Boathouse got Gold from the the beautiful South awards for excellence 2022 - 2023. Many thanks, Jane.

My wife & I have just returned from a 2 night stay at Bosham Boathouse. We were greeted by Jane the host, who was very welcoming and showed us to our room. We are used to self-contained accommodation. This B & B has the best of both worlds. We had our own front door and key so not tied to strict times for access etc. However, we could also sit in the beautiful rear garden. The room was clean, well designed for a small space and equipped with tea/coffee as well as basic toiletries. The price included a tasty continental breakfast hand delivered at a pre agreed time by Jane to the room, but there was also an option for an English breakfast. Plenty of onsite parking and great for access to all that Sussex has to offer. We will be back!

Great place to stay as a base for a visit. We went for a festival close by and Bosham Boathouse was ideal for us. Our host was really welcoming and couldn't have been more helpful. The room was very comfortable, clean and beautifully decorated with lovely little touches that were greatly appreciated. There's also a small private outdoor space and electric port for use. For a relatively small area there's a great choice of local pubs. Also, there's a convenience shop for any last minute necessities. It will be top of our list when we visit the area again

A pleasant stay, despite the unhelpful summer weather - I am sure it would have been even better had we been able to spend time in the garden or had our breakfasts al fresco! Jane looked after us most attentively - nothing was too much for her. The Garden Room is small, but immaculate, with modern furnishings and facilities. It was very quiet at night, despite the property being near a main road. The French doors opening onto the wooden decking allowed in plenty of light and the duvet and pillows felt luxurious.

We stayed at Bosham Boathouse for Goodwood Festival of Speed weekend. Our stay was wonderful & Jane is an excellent host. She is so friendly & chatty & OMG the breakfast that she prepares is wonderful. The room we stayed in was clean, airy & light. Decorated lovely & everything you would need for a long weekend stay. The super king bed was so comfortable & loved the pillows!! I would highly recommend this place to anyone looking to stay in this area .

"This is not just any ordinary Bed and Breakfast ". From the moment we arrived our stay couldn't have been more perfect, the Garden Room with its outdoor seating area which always had the morning sun, the bed so comfortable we slept like logs. What a lovely B&B. The owner Jane takes great care to offer some where that is really comfortable and her breakfast is second to none. Jane, the hostess, went out of her way to make our stay fun and comfortable. Our room was squeaky clean and opened out onto our own patio with table and chairs with garden view beyond. Breakfast was delicious and is your choice of continental or cooked. We were there on a walking holiday so Jane provided us with maps and books on further afield walks as well as interesting history of the area which was well worth reading about. We also spent one day visiting Chichester and its cathedral. Well worth it. Thanks Jane

The room was lovely, if a little small, and the bathroom was tiny. However, it was all spotlessly clean and had little touches like face flannels and all toiletries supplied. Also a map showing where to eat and recommendations. Jane was a great host and nothing was too much trouble. A plus for us was the on-site electric car charging point though it was a bit of a faff to register as a user in the dark. However, it was well-priced. The Boathouse is a very convenient location. Would definitely recommend.

In our experience, this is almost as good as it gets for B&B. The three things you would most like from a B&B are a comfortable bed, a good shower and a great breakfast and this gets 5 stars for all. Jane is a wonderful host. There are 2 choices for breakfast, the full English in the breakfast room at additional cost, or the continental breakfast included, delivered to your room. Both are excellent. Parking is easy and close to your room.

Lovely short break in Bosham. The Bosham Boathouse is perfectly situated and within walking distance of Old Bosham Quay and a 5 minute drive to Chichester. My husband and I stayed at the Bosham Boathouse on Sunday 4th September 2022 and we can honestly say that our experience was a very positive one in every way. Our host, Jane, was so lovely and couldn’t do enough to make our stay as perfect as it was.
The room was tastefully decorated and spotlessly clean. The attention to detail was second to none and we had everything required for a good nights’ sleep. The bed was the most comfortable we have ever slept in and if it hadn’t been for the thunder in the middle of the night I think that we would have slept right through til the morning.
We were supplied with a kettle and Nespresso machine and provided with a very generous selection of teas and coffees to suit your choice. We had our own little private courtyard (as all the rooms have) along with a table and chairs to sit and relax outside. On making our way to the dining room for breakfast we walked through a very pretty and secluded garden which was furnished with plenty of tables and chairs should you wish to eat outside.
We opted for the cooked breakfast and were not disappointed. On arrival into the dining room we were treated to a warm freshly baked croissant with butter, jam or marmalade. The eggs were freshly laid by Jane’s own hens and you could tell the food was of a high standard as everything had so much flavour. We were also offered freshly squeezed orange juice along with granola, fresh fruit and yogurt. This was followed with a limitless supply of tea and coffee.
There were lovely touches everywhere with fresh flowers in our room and in the dining room too.
All in all staying at the Bosham Boathouse was a very positive experience and one that my husband and I would thoroughly recommend to anyone.

Lovely accommodation for a short stay. The property itself is quaint and has all the amenities you need: nespresso coffee machine and tea facilities, a fridge, a well pressured shower, hairdryer etc. The outside space (communal garden area) was brilliant and made us feel like we were abroad on holiday. The Bosham Boathouse was ideal for us as we were attending a wedding down the road. The whole experience was seamless! Jane is warm, welcoming and has obviously taken a great deal of care with each of the rooms in her B&B. There's plenty of little touches which shows that someone has thought about the people staying there and all the things they might need. Extra points for minimal use of plastics (with glass bottles in the fridge and large shampoo/conditioner containers rather than wasteful minis) and for having gluten free bread! The fruit at breakfast was all fresh, including freshly juiced orange juice. Impeccably clean too.

This was our second stay at Bosham Boathouse - the previous occasion was under different management. We arrived late which was not a problem for the host. We were in the area for a party and needed somewhere local to stay. We booked the Sail Loft which is in two levels and has a very comfortable bed. The room was spotless with good quality cotton sheets. The bathroom is a short flight of stairs to the ground floor level. My only niggle is that the bathroom is small and only had a shower. The towels were nice a fluffy. The host, Jane, was extremely accommodating and hospitable. There is a nice garden area to eat breakfast outside in good weather.

"This was our second visit to the Bosham Boathouse (the first being August 2020) and everything was just as lovely as the first time.
We stayed in the Sail Loft which suited us fine as it gave us plenty of space to spread out, with the downstairs area for the shower room and tea/coffee making, including a mini fridge, and upstairs for relaxation and a good sized desk provided if you do need to bring your laptop with you (as my husband did). We especially loved the mini wardrobe and shelves (so much so that we are going to order one for ourselves!).
We booked the adjacent Garden Room for my elderly mum and next time will book the Sail Loft and The Apuldram rooms as they interconnect.
Everything was done to a very high standard, which we appreciated, and Jane is a charming host. The beautiful garden is the icing on the cake."

Fortunately, the weather was nice enough for us to enjoy our wonderful breakfast there. Jane and Hamish made us feel very welcome, they were very attentive in making our stay most enjoyable, the perfect hosts.
The location was perfect for us as we wanted to explore the area on our bikes. Both Jane & Hamish helped us with planning our routes and offering recommendations. We had a great time cycling around such a beautiful area, admiring a lot of fantastic properties, as well as the scenery!
There is an abundance of really good restaurants and pubs in the area, sadly we couldn’t try them all!

The younger ones had the loft bedroom and we had the ground floor, both with own access and en-suite. The gardens are charming for and evening drink and the breakfast were fresh and delicious and nothing was too much trouble for our host. The decor is bright and simple, the beds super-comfortable and there are lots of extra touches like the eco-friendly shower toiletries and fresh flowers in the rooms. Excellent Covid precautions. Spotlessly clean. Lovely white cotton sheets.
There is parking on site. Our only challenge was finding the entrance on the main road, and missed on first pass. Look out for the square Blue B&B sign."

"First time down in this neck of the woods and we looked around (via the web) for a B&B that looked good, was clearly covid secure and aware, plus reasonably priced. The Bosham Boathouse went beyond our expectations in every way. Jane was kindness itself in her patience in advising us of local restaurants and in her interest for what we were planning to do in the two days we were there. The rooms are stunning, private and very clean, with great views and an outside seating area just for us. There are lovely gardens with comfortable seating areas. Rachel quickly gained control and understanding of the coffee machine provided in our room - with fresh milk and water (no plastic) kept beautifully cool in a fridge provided, unobtrusively, in our accommodation. Jane was never intrusive but provided a very warm welcome and delightful experience. Breakfast could be eaten inside or outside and was a lovely morning treat - and the full English breakfast kept us going practically all day without feeling over fed! This was a very special two days away for us, with lots of exciting plans. Staying at the Bosham Boathouse added to the brilliance of our brief, but delightful, break."

The Boathouse is ideally located to explore beautiful Bosham and Emsworth harbours. We also visited Chichester for a canal boat trip, Pagham and Selsy. We had a car but there is a bus stop located outside the guesthouse and fellow guests were using the trains and local buses. There are also several local pubs, an Indian restaurant, Co-op, fish and chip shop and garden centre with cafe within walking distance.."

Liked: There's lots of good things to say about the Boathouse and I would definitely recommend this as a place to stay. Although the property is located on a fairly busy road just outside Fishbourne, the rooms themselves are quiet and I had the best night's sleep in ages. We stayed one night in The Garden Room which, like the other Boathouse rooms, has its own private access at the back of the main property (parking is at the front and there is plenty of it). The room was a good size, comfortable and clean with everything we needed, including a coffee machine. Jane, our warm and friendly host, also brought us bottles of chilled water and fresh milk. We loved the private, sheltered seating area outside our room which overlooked the beautiful main garden. The bed was comfortable and I slept like a log. Despite strong winds the next morning, it was warm enough to eat our breakfast outside. Jane brought this out to us as, due to Covid, her breakfast room was closed. There was fresh orange juice, yoghurt and fruit, warm croissants, coffee and a delicious cooked breakfast (for which we paid a little extra). As a bonus, the breakfast included a freshly laid egg courtesy of the resident hen! In this strange Covid-conscious world, we felt very 'safe' at The Boathouse. It's a shame we were only staying for one night but I'm sure we will return. Thank you!

This was our first break since before lockdown and we were in need of some overnight R&R while we visited family in Chichester. The Boathouse provides lovely, self-contained accommodation, each room having its own entrance which made it feel comfortbly socially distanced in the Covid world. Everything was done to a high standard and, Jane, the owner, was a friendly and charming host. We stayed in the ground floor Garden Room which had its own private, sheltered area of decking with table and chairs. I had the best night's sleep in months as the room was very quiet. We enjoyed an excellent breakfast the next morning sitting outside overlooking the garden, which is beautiful. I absolutely loved my stay, the Bosham Boathouse is such a wonderful oasis of calm. Jane has really thought about everything from a guest's perspective and you would have to travel very far and wide (and I have) before coming across such a special visitor experience. Perfectly situated for exploring the best of West Sussex, The Bosham Boathouse is delightful. My room was beautifully decorated, comfy bed, great little bathroom and lovely private terrace. Jane went out of her way to welcome me and make my stay as pleasant as possible. I'll definitely be back.

"My partner and I received a warm welcome on our arrival and shown to the Garden Room. Really gorgeous room with a TV, kettle, and nespresso machine. The bed was the most comfortable bed I have ever slept on. Really nice towels as well. The shower was also really good. There's a table and chairs just outside the Garden Room's door to sit and have coffee of a sunny morning."

I visited for one night and it was truly a wonderful stay! The bed was super comfortable and the decor of the room of a very high standard. "Perfect base to explore from. Whilst the weather was dull the welcome was warm the beds so comfortable and the breakfast delicious. Ideally situated for exploring Chichester with its wealth of history along with numerous coffee shops and galleries. Easy walk into Bosham which is charming. If you like horse racing Goodwood is within easy reach. Will be returning when the weather is warmer as still lots to see."
